After the reservation come six stages: 35% at the contract within 30 days, four payments as your villa is built and the last 5% at the land transfer. Pick a villa and the planner counts every stage in baht.

01What is the payment plan?
THB 300,000 reserves the villa. Then 35% at the contract within 30 days, 20% when the foundation posts are finished, 15% at the concrete structure, 15% at walls and door frames, 10% at floors, painting and doors and 5% at the land transfer.
02What is included in the price?
The private pool, the garden and the air-conditioners. Loose furniture is not: the optional furniture package is THB 1.5M for a three-bedroom villa and THB 2M for a four-bedroom villa.
03What are the running costs?
The common-area fee is THB 7,500 a month per villa, paid a year ahead (THB 90,000). A one-time sinking fund of THB 120,000 is paid per plot.
04When is a villa finished?
Each villa is built to order and paid by stage — foundation, structure, walls, finishing, transfer — so your payments follow your villa as it rises. We tell you the build stage of your plot in writing before you reserve.
05Can a foreigner own a villa here?
Ask us for the ownership structure in writing: we send it with the draft contract and the land title details, so your lawyer reads all three before any deposit.
06Is there a rental programme?
No rental programme or guaranteed return comes with these villas: they are sold as private homes. If you plan to let yours, we talk through letting options in Layan.
